PROPERTYMANAGEMENTSERVICEPropertyManagementServiceincludestheLetOnlyandRentManagementService.MaintenanceTheLandlordhasastatutoryresponsibilityfortheupkeepofthepropertypursuanttoSection11oftheLandlordandTenantAct1985.TheLandlordsresponsibilitiesunderthisActaretokeepingoodrepairthestructureofthepropertyincludingdrainsguttersdownpipesandtheexterior.Tokeepingoodrepairtheappliancesforsupplyofgas.Electricityandwatertotheproperty.Tokeepinrepairtheappliancesheatingsystemswatertanksandsanitaryappliancesoftheproperty.Weshalldealwiththedaytodayrepairsuptoamaximumof200.00includingVATperitem.Ifrepairorreplacementislikelytocostinexcessofthisfigureexceptinemergencywewillendeavourtocontactyouoryourrepresentativetoconfirmcostsinvolved.Inthecaseofanemergencyweshallauthorisetherepair.Wereservetherighttolevyasupervisionchargeof10plusVATwherethecostsexceeds1000.00.Inordertoprovidethisservicewerequireafloatof200.00ThiswillbedeductedfromtheinitialpaymentofrentandmaintainedattheagreedlevelfromsubsequentnetrentspassingfromtheTenantstoyou.Weareunabletoarrangeforworkspriortolettingunlessweholdsufficientfundstocoverthecost.CleaningWerecommendthatthepropertyisprofessionallycleanedpriortothecommencementofmarketingtheproperty.Wecanarrangethisonyourbehalf.Youshallberesponsibleforthecostswhichshallbedeductedagainstyourinitialrentalincomeuponlettingthepropertyshouldthepropertynotbeletbyusthecleaningshouldbepaidforwithin14daysofthedateoftheinvoice.PropertyInspectionWecanundertakepropertyinspectionsonyourbehalfduringtheTenancy.Theinspectionwillextendonlytoapparentdamagestofixturesfittingandtheexteriorstateofrepairandwillnotamountinanywaytoastructuralsurveyoftheproperty.Wecannotacceptresponsibilityforhiddenorlatentdefects.Weshalladvisetheoccupantsifinouropiniontheyarenottakingcorrectcareoftheproperty.acceptresponsibilityforhiddenorlatentdefects.Weshalladvisetheoccupantsifinouropiniontheyarenottakingcorrectcareoftheproperty.
